DD214 for a VA home loan: what lenders need.
A VA home loan offers veterans some of the strongest mortgage benefits available — no down payment, no PMI, competitive rates. But before a lender will close, they need to verify your eligibility. The DD214 is one of two documents that does that. Here's exactly what they're looking for and what to do if you don't have yours.
- VA loans require two things: a Certificate of Eligibility (COE) and proof of service — usually your DD214.

Why VA loans require a DD214.
The Department of Veterans Affairs guarantees a portion of a VA-backed loan to the lender, which is what eliminates the down payment requirement and keeps rates low. To do that, the VA needs to confirm you qualify — and lenders need to verify that confirmation before they close.
Two documents do the verification work:
Certificate of Eligibility (COE)
Issued by the VA. Confirms that you're eligible for a VA loan based on your service. Lenders usually require this even if they don't pull the DD214 directly.
DD214
Issued by the DoD at separation. The source document the VA uses to issue the COE. Lenders sometimes request a copy directly for their underwriting file.
In practice: many lenders will close on the COE alone, but a chunk still ask for a DD214 copy for their file. Always ask your loan officer specifically.
What lenders verify on your DD214.
Lenders aren't reading your service history. They're checking three specific things:
Character of discharge
Block 24 on the DD214. Must be Honorable or General Under Honorable Conditions to qualify for a VA loan. Other than Honorable, Bad Conduct, or Dishonorable discharges are usually disqualifying — though there are appeal paths via the Discharge Review Board.
Qualifying service time
Different service eras have different minimum service requirements. Most peacetime veterans need 24 continuous months. Wartime service generally qualifies after 90 days of active duty. Reservists and National Guard members typically need six years of service or a federal activation. Lenders read your dates from blocks 12a/12b.
Identity match
Your name, SSN, and dates of service on the DD214 have to match what's on your loan application. Inconsistencies — even a maiden vs. married name difference — can trigger underwriting questions.
Can you get a COE without a DD214?
Yes — and this is the key unlock if your DD214 is lost or delayed. The VA can issue your Certificate of Eligibility without you producing a DD214 first, in most cases.
Three paths to a COE:
- Through your lender. Most VA-approved lenders can request a COE for you electronically through the WebLGY system. They get a response in minutes, often without needing the DD214 in hand.
- Through eBenefits / VA.gov. You can apply for your own COE online. Often issued instantly if your service info is in the VA's system.
- By mail, using Form 26-1880. The slowest path. Only use this if the first two don't work for your case.
If your lender insists on a DD214 copy for the file even after the COE is issued, that's a lender preference — not a VA requirement. Some will close without it; some won't. Ask early.

Have your lender request the COE directly
Most VA lenders can pull a COE without the DD214 through the WebLGY system. If your underwriter is asking for a DD214 'just to have on file,' push back politely and ask what's actually required to close.

Provide alternate proof of service
Some lenders accept a statement of service from your unit (if recently separated), a VA disability rating letter, or a Veterans ID Card. Ask what they'll accept.

Use a congressional casework inquiry
If a DD214 is truly required by your specific lender and you've submitted the replacement request, contact your U.S. Senator or Representative's office. Their constituent caseworker can place a priority status inquiry with NPRC — typical response is under 30 days.

Extend the closing date
A 2–3 week extension is usually acceptable to sellers if there's a documented federal records delay. Your real estate agent can negotiate this — much cheaper than blowing up the deal.
Special situations.
Active duty service members
You don't have a DD214 yet — that's issued at separation. Instead, your command can issue a Statement of Service on official letterhead confirming dates of service, character of service to date, and total qualifying time. Most lenders accept this for VA loan purposes.
Surviving spouses
If you're using a VA loan as the surviving spouse of a service-connected disabled or deceased veteran, you'll need the veteran's DD214 plus documentation of your relationship and the veteran's death. The VA has a specific COE application for surviving spouses (VA Form 26-1817).
National Guard & Reserve
Eligibility for VA loans through Guard/Reserve service has different rules. You may have an NGB Form 22 instead of a DD214 — that document serves the same purpose for Guard members. Reserve members who deployed under federal activation should have a DD214 covering that period of active duty.
Other than Honorable discharge
An OTH discharge generally disqualifies you from VA loan benefits, but it's not always final. The Discharge Review Board can upgrade a discharge in certain cases (especially for conditions like PTSD that weren't recognized at the time). Talk to a VSO (Veterans Service Officer) about whether an upgrade is realistic in your situation. This is a separate process from getting your DD214.
